Owners of commercial buildings have a number of options when it comes to selecting a type of rooftop. But most popular roofing is flat roofs. There is a common misconception regarding flat roofs and some of the people do not know that there are different types of flat roofing. Commercial building owners have started learning about the types of flat roofing to be able to choose the type that best suits their needs.

Importance of Flat Roofing

The question arises, what is the best type of roof for commercial buildings? The answer is, flat roofing is perfect for commercial buildings.

Flat roofing is less expensive, why is that? It is because the surface area covered is less. Moreover, flat roofs are easy to install, which in turn saves a lot of external labour expenses.

Flat roofs are easy to maintain, and during inspections, flat roofs provide ease in looking for defaults such as holes creating leaks.  Also, since there are no ridges or curves on the roof, the roof can be cleaned easily.

Commercial building owners prefer flat roofing because it takes minimalistic designing and it costs less than any other commercial roofing. Also, flat roofing provides more space which is why a lot of companies have air condition units placed on the roof.

Flat roofing has another advantage which is the roof surface can be used to install gardens and even solar panels.

Flat roofing is made up of materials which are durable and reliable. Flat roofing has a lifespan of 20 years minimum and it is maintained properly then the lifespan can increase another 5 or 10 years.

Types of Flat Roofing

Most common roof models include BUR. BUR has been in use for more than 100 years. It consists of tar and gravel. Asphalt tar is heated in a piece of heating equipment and made into a liquid then it is poured over the roof and mopped over in order to spread the melted tar evenly then gravel is added making the roof concrete.

Then comes a modified Bitumen roofing system, this type contains a base sheet and a cap sheet. In the making of this type of roof, either of the four methods is used.

1. The base sheet and cap sheet can be applied with hot tar.

2. It can be applied cold with any solvent-based adhesive.

3. The sheets can be heated until they have merged as one sheet.

4. Sometimes base and cap sheets with self-adhesive features are used, they stick to the roof on their own and it is easy to use.

This type is known as membrane flat roofing. This type has a single layer of material that is white or grey in colour. The installation method of this type of roofing is with the help of mechanical fitting or its adhered to the roof. At Wolfenburg Roofing we use a 2 Ply system to insure a quality and durable roof.
